We work based on cost plus 20%. With a 20% bonus based on any line item under budget.

We build cost plus which means you see every invoice and we receive a percentage. We provide a transparent and line-item budget.

Once permits are in hand 10K sq ft takes about 12 months.
Of course you can, but Carl, the owner of Stillwater Luxury Homes, has been doing design for over 20 years. An interior “decorator” is someone that selects furniture, wall paper, home accessories, etc. Carl presents tile, stone, wood, etc. to build the home based on Clients wants, needs and style.

Usually 6-12 months. SLH always employs a strategy with City and County officials to expedite the process, Plus, our reputation is known and trusted by Local officials.

This is inspired by previous client feedback of having a calm building experience. Stillwater Luxury Homes protects you from the chaos that are present on most build sites.

We started in 1996 doing home maintenance driveway and patio pressure, deck repairs, siding repairs, continued to grow doing bath and kitchen remodeling, and onto additions and finally building homes.

We call these Change orders or C/0 for short. They will be discussed, estimated and approved ASAP. Keep in mind; they can cause delays in scheduling. We work very hard to make 90% of all decisions before we actually start any on site work.

Architects keep up with local building codes. In order to get an approved set of plans building officials comb over every detail and look for anything not to cod before issuing a permit. Plus, all of our crews are current on building code requirements.

*Keep in mind, Building code is only Minimum standard, we prefer to build over minimum standard.

Yes, we call them Trade Contractors (we prefer “Trade” over “sub” contractors) All companies that SLH hires will provide a Certificate of insurance with SLH named as additional insured. They are all vetted to a very high standard and most we have been working with for years and they are well trained on SLH strict building standards.
